Dalkowski III, CRE, MAI is Managing Director of NRER, with offices in New York, NY, Charlotte, NC and Miami, FL. Mr. Dalkowski has more than 45 years of experience in real estate development, litigation, and counseling in 30 states and has appraised more than $11 Billion in assets. He is experienced in providing transactional counseling, litigation and arbitration support and expert witness testimony, and valuation advisory services, particularly on specialized or complex transactions. He has testified in 11 depositions and in court 6 times to date. Mr. Dalkowski / NRER, LLC’s core competencies are in the determination of Real Estate Damages; Real Estate Development litigation; Detrimental Conditions litigation; Diminution of Value and / or Loss of Use Damages – resulting from stigma or other external forces; Real Estate Broker or Appraiser Standards of Care / USPAP violations or other areas of Malpractice litigation; and distressed property solutions. Our significant areas of expertise are in hospitality / resort property and fractional interest valuations, allocation of tangible and intangible values comprising the total assets of the business, multifamily developments, alternative use studies, Air rights / TDR valuations, and valuations of complex or urban assets, or unusually difficult assignments in most property types. NRER, LLC has completed countless valuations, which have encompassed major Manhattan hotels and office buildings, valuations of major urban hotels - in Times Square and elsewhere, and also resorts and hospitality properties including timeshares, often for allocation of tangible and intangible [business value] assets. We have completed valuations of ski resorts, indoor waterparks, adventure centers / entertainment venues and valuation of correctional facilities. Finally, we have performed more than 100 distressed asset valuations for the FDIC, as well as complex litigation support such as in the Chinese Drywall test case in New Orleans.
