Independent Insurance Consultant & Expert Witness | Property & Casualty Insurance With more than 20 years of hands-on experience in property and casualty insurance, I help attorneys, associations, and insurance professionals make sense of complex coverage issues, whether in the courtroom or the boardroom. I am retained by counsel to provide expert opinions, written reports, and testimony in matters involving coverage disputes, agent and broker errors and omissions, HOA and condominium insurance programs, and insurance documentation integrity. My analysis is grounded in statutory requirements, regulatory guidance, ACORD usage standards, and generally accepted industry practices, giving attorneys the substantive, well-supported foundation they need at deposition and trial. A significant portion of my work involves evaluating how policies were structured, represented, and documented by examining endorsements, underwriting intent, and customary industry practices to determine whether coverage was appropriate and complete. I am particularly recognized for my expertise in townhome and community association insurance, including the misclassification of fee-simple versus condominium ownership and the HO-3 versus HO-6 coverage errors that routinely create serious gaps for homeowners and associations alike. My litigation support services include comprehensive policy and file review, endorsement analysis, governing document interpretation, and standards-of-care evaluations. Beyond litigation, I also conduct independent HOA insurance program reviews, Certificate of Insurance compliance audits, and contractual risk transfer evaluations for contractors, vendors, and property managers. One of the things I'm most known for is my ability to translate technical insurance concepts into plain language for juries, judges, attorneys, and association boards who need clarity, not jargon. I am regularly engaged to educate legal teams and insurance professionals on complex coverage issues, and I take that educational role seriously. My practice is strictly advisory.
