However, some assignments demand interdisciplinary expertise that can combine these disciplines to solve the appraisal problem. Special Use properties are specially designed and built for specific business functions. The value of the real estate is dependent on the health of the business - and the value of the business is equally dependent on many of the characteristics of the real estate, including location, functionality, etc. Common examples of special purpose real estate that require this interdisciplinary expertise include: -Restaurants -gas stations -car washes -funeral homes -bowling alleys -hotels -marinas -nursing homes/assisted living facilities -sports facilities -banquet halls -specialty manufacturing -power plants -daycare centers -amusement parks -bowling alleys -theaters -golf courses -etc. These types of properties are commonly referred to as "Going Concern" properties. I am the national instructor for the Going Concern course, offered by the American Society of Appraisers (ASA). I also hold the following professional designations: - MAI designated Real Estate Appraiser with 37 years of experience - Hold the only professional designation in Going Concern Valuation - Certified as a Business Appraiser with 10 years experience - Certified as a Machinery/ Equipment Appraiser with 10 years experience - Certified Tax Assessor I maintain real estate appraisal licenses in numerous states around the country, including NJ, NY, PA, MD, VA, FL. I have completed appraisals all over the country and frequently obtain temporary practice permits in other states. Recent expert witness assignments include testifying in a property tax appeal for one of the largest and most valuable hotels in the country. In that case, I was a key rebuttal witness specifically addressing the matter of isolating the business value from the real estate component. Unfortunately, the vast majority of real estate and business appraisers do not have the interdisciplinary expertise to value these property types.
