Drawing on 32 years of real estate experience, Greg provides expert advice, analysis, opinion reports, and legal testimony to support attorneys and their clients in resolving commercial and residential real estate disputes. Greg serves as a Course Facilitator for Cornell University’s eCornell commercial real estate certificate program, where he guides professionals in expanding their understanding of asset management, development, property management, leasing, and other key areas of commercial real estate practice. He is qualified to consult on a wide variety of real estate and facilities-related matters including but not limited to the REIT industry and practices, asset management, broker standard of care, budgeting, capital expense planning/management, construction, corporate real estate, development/redevelopment, disaster planning and response, due diligence, facilities management, financial modeling, habitability, lease abstraction, lease administration, lease agreements, leasing, NNN expenses/reconciliations/audits, premises liability, project management, property management, and restructuring of lease agreements. Mr. Libby has held senior leadership positions with Hughes Marino, Realty Income Corporation, Islands Restaurants, and Wall Street Property Company. Greg has experience with retail, industrial, office, and agricultural real estate. Mr. Libby is a licensed Real Estate Broker in California (DRE #011252760), holds a Bachelor's Degree in Business Economics, and a Masters in Business Administration (MBA). As a Senior Vice President of the Portfolio Lease Administration and Advisory team at Hughes Marino, Greg helped clients manage their lease obligations on a regional, national, and global portfolio level. Greg and the team enabled clients to save resources, reduce risk, and avoid costly oversights in managing their lease portfolios. Previously, he served as an Associate Vice President at Realty Income Corporation. He served in a broad range of hands-on and management roles, including Head of Property Management, where he led and developed a property management team accountable for operations on a national portfolio of commercial properties for a publicly traded REIT (Realty Income, listed under the symbol "O" on the NYSE). Develop an internal team of property managers, construction, development, finance, and administrative professionals, and work with executive team members. Manage a diverse portfolio of retail/distribution/warehouse/office properties. Responsible for the creation and ongoing success of a large-scale capital construction plan and project management for the maintenance, repair, and replacement of roofs, parking lots, and HVAC equipment on a national portfolio. Accountable for operating expense budget, capital expense budget, and maintaining key vendor relationships.
